Commercial Kitchen Hood and Ventilation: What It Costs and Why It Delays Openings
Complete kitchen ventilation systems get quoted from a couple of thousand dollars for a short hood in a cooperative building to $20,000–$55,000 turnkey once duct, a rooftop fan, tempered make-up air, and fire suppression are all in scope. It is routinely the line nobody budgeted, and commonly the largest single mechanical line item in the job.
The sequencing is what hurts. You sign a lease, price a range, price refrigeration, feel good about the total — then a mechanical contractor walks the space and quotes the hood. By then the roof penetration may not even be permitted, and ventilation turns out not to be just a cost. It's a permit gate: no approved mechanical and fire inspection, no certificate of occupancy, no opening day.

What You're Actually Buying When You Buy "a Hood"
"Hood" is shorthand for six things, priced separately, each capable of being quietly absent from a bid:
- The hood canopy — the stainless box over the appliances.
- Grease filters — listed baffle filters that catch grease in the canopy.
- The exhaust fan — usually an upblast fan on a roof curb.
- The grease duct and its roof or wall penetration — welded, liquid-tight.
- The make-up air unit — what replaces the air the fan removes.
- The fire suppression system — wet chemical, tied to the hood and to your gas and power.
Nearly every quote surprise comes from someone who priced item one. Items three through six together usually cost more than the canopy.
Type I vs Type II: Your Menu Decides, Not Your Square Footage
Type I hoods handle grease-laden vapors. NFPA 96 — a model standard, so confirm which edition your city adopted and how it amended it — puts them over appliances that put grease in the exhaust: ranges, woks, broilers, and fryers, griddles, and charbroilers. It's the expensive path: welded grease duct, listed filters, fire suppression, and a separate fire inspection all come with it. Type II hoods handle heat, steam, and moisture only — dishwashers, some steam equipment, certain ovens.
A single fryer puts that hood on the Type I path, and on a typical single-canopy cook line that means the whole line. No square-footage threshold saves you.
Two calls here are local. Whether a given dishwasher, steamer, or oven needs a Type II hood is your authority having jurisdiction's determination, and deck and conveyor pizza ovens sit on the boundary depending on fuel and menu. Sizing the System Without Hiring an Engineer
Exhaust volume is measured in CFM, set by hood style and the duty classification of the appliances underneath. The rates below are from IMC 507.5 — model-code figures, so confirm the edition your city enforces and any amendments.

Roughly: light is ovens, kettles, and compartment steamers; medium is ranges, griddles, fryers, and conveyor pizza ovens; heavy is charbroilers, broilers, and wok ranges; extra-heavy is solid fuel. Plan reviewers, not manufacturers, make the final call.
Two rules do most of the budget damage.
Under the model code, the heaviest appliance under a hood sets the rate for the whole hood. A 12-foot medium-duty line calculates to 3,600 CFM at the rates above. Add one gas charbroiler and all 12 feet reclassify to heavy — 4,800 CFM, bigger fan, bigger make-up air unit, possibly bigger duct. Adding a charbroiler costs far more than the charbroiler.
The hood has to overhang the appliance line, so it's always longer than your cook line. Model code commonly puts that at 6 inches beyond the cooking surface on each exposed side, and on all four sides for a single island hood — ask which overhang your adopted edition requires, because it sets the length you pay for. Hood cost is decided when you lay out the kitchen: settle your cook line lineup and the kitchen layout before anyone quotes ventilation. And check coverage against each appliance's footprint and BTU load — buying a used commercial range wider than your hood can cover is a fire marshal problem, not a measuring problem.
Fire Suppression
A Type I hood carries a wet chemical system: automatic detection over each appliance, nozzles aimed at specific hazards, and on activation, shutoff of fuel and power plus a fan interlock. NFPA 96 requires one, NFPA 17A governs design and maintenance, UL 300 is the fire test standard. Systems installed after November 1994 have generally had to meet UL 300 — which matters if you inherit an old dry chemical system, because those typically fail it.
- Nozzle placement is appliance-specific. The system is engineered around your cook line as installed. Move the fryer or swap a griddle for a charbroiler and it has to be re-engineered and recertified. Decide the line before install.
- Service is twice yearly in most jurisdictions, by a licensed contractor, producing a dated tag the fire inspector looks for. Licensing and tag intervals are state and local — ask your fire marshal.
Installed cost commonly runs $2,000–$6,500, scaling with hood length. Published brand-name quotes step roughly: $3,200–$3,500 at 4–8 ft, $3,900–$4,300 at 9–12 ft, $4,800–$5,200 at 13–18 ft, $5,200–$6,000 at 19–20 ft — with competing brands sometimes starting near $2,200. Don't buy a used suppression system, and don't run an inherited one as-is.
Duct and the Roof Penetration Nobody Budgets
Grease duct is not ordinary ductwork. Common plan-check guidance calls for carbon steel at 0.055 in. minimum (16 gauge) or stainless at 0.044 in. (18 gauge), continuously welded and liquid-tight, 18 in. clearance to combustibles unless a listed assembly permits less, with access panels for cleaning and a run to the roof as straight and short as possible.
Cost depends on your building: distance from hood to roof, what's in the way, whether the roof needs reinforcement for the curb and fan, and whether it can be penetrated at all. Termination adds constraints — model code language commonly asks for at least 10 ft horizontal clearance from the outlet to adjacent buildings, property lines, and air intakes, and at least 5 ft from combustible structure. Required height above the roof genuinely varies: documented AHJ figures run from about 24 in. to 40 in., so don't accept one number as the requirement.
Raise roof penetration during lease negotiation, not after. Landlord consent to cut the roof, the roof warranty, and who owns the equipment at end of term are all lease terms. A landlord who says no after you've signed has ended your project, and code compliance doesn't fix it.
Make-Up Air
A 4,000 CFM fan removes 4,000 CFM from the building; something has to replace it. IMC 508 — again a model code, so confirm what your jurisdiction enforces — calls for make-up air whenever the exhaust runs, in roughly equal volume, starting and operating simultaneously with the exhaust fan, with negative pressure in the cooking area not exceeding 0.02 in. w.c.
Skip it and the kitchen goes negative: exterior doors you fight open, unstable flames and pilot outage, combustion appliances backdrafting, and a fan that solves its problem by pulling conditioned air out of your dining room.
Tempering is the cost people miss. Heated units are generally needed where outdoor design temperature drops below about 55°F, cooling above about 75°F, and a tempered unit is a much larger machine with its own gas and electrical demand — check it against your utility capacity.

Estimates, not quotes, and regional spread is wide. Work them per linear foot, because that is how contractors quote.
A modest 8–10 ft line — range, griddle, one fryer, short straight duct, mild climate. At the commonly quoted $950–$1,200 per linear foot basic installed, that is $7,600–$12,000 for canopy, filters, and a short run. Suppression at that length adds roughly $3,200–$4,300 on its own. Make-up air and the roof penetration are still unpriced, and they are what carry the job from that number into the turnkey band.
A 14–16 ft line with a charbroiler. The charbroiler reclassifies the whole hood to heavy duty — 6,400 CFM at 16 feet on the model-code rates above — so the fan and the make-up air unit both step up. Basic installed lands around $13,300–$19,200, suppression around $4,800–$5,200 — call it $18,000–$24,500 before the fan, tempered make-up air, and roof work go on top. Those three carry it into the middle and upper part of the turnkey band, and roof structural work pushes past it.
Now the number that blindsides people: turnkey per-foot pricing — hood, duct, rooftop fan, make-up air, and suppression, all in — gets reported at $4,000–$5,000 per foot. Do not multiply it. Fourteen feet at that rate is $56,000–$70,000, which is above the top of the $20,000–$55,000 turnkey band this guide opened with, and both figures come from contractors quoting real jobs. They do not reconcile because per-foot is not how the expensive half of the system prices. Duct run, roof structure, and a tempered make-up air unit are set by the building — a 30-foot duct chase costs the same whether the hood is 8 feet or 16. Read per-foot pricing as a scope tell: a bid near $1,000 a foot is equipment and basic install, and the roof is not in it.
Demand a line-item bid naming all six components. If it doesn't separately price canopy, filters, fan, duct and penetration, make-up air, and suppression, you can't compare it to anything — and the cheap bid is usually the one missing make-up air. If the total lands outside what you have, equipment financing covers ventilation the same way it covers a range, but decide that before you sign a contract.

Can You Buy a Used Hood?
Partly. Travels well: the canopy, the filters, sometimes the fan — a stainless canopy is a welded box with no moving parts, so if it was built to a current standard and fits your line, age is nearly irrelevant. Doesn't travel: the suppression system, the duct run, or anything sized to someone else's cook line.
Check four things before buying:
- Intact UL 710 listing label and card. Plan review commonly asks for listing documentation, and an unlabeled hood is a hard sell — see how to verify a UL or NSF label.
- Listed CFM and duty rating at or above what your lineup requires — the label, not the seller's description.
- Physical length covering your line with the required overhang. A hood four inches short is scrap to you.
- Your AHJ's willingness to accept a relocated hood. Ask before you buy — some reviewers accept a listed hood readily, others want paperwork nobody can produce for a 15-year-old unit.

Inheriting a Hood With the Space
A second-generation space with a working hood is the best outcome available to you, and worth paying rent for. Verify before signing:
- The UL label's rated duty and CFM against your menu, not the last tenant's. This is the trap: a hood sized for a light-duty deli will not carry your fryer bank, and the fix is a new hood.
- Duct condition, grease buildup, and capacity. Grease duct is typically designed around 1,500–1,800 fpm, so one sized for a smaller hood may not serve a bigger one.
- Fan capacity against your required CFM.
- The suppression tag date and whether the system is UL 300. A pre-1994 dry chemical system generally won't meet it, and replacement is the usual outcome.
- Whether make-up air exists at all. Older spaces frequently have none.
- Whether the previous tenant's permits were closed out. Open permits become yours when you apply.
Permits, and Who Actually Says Yes
Expect several separate submissions, often to separate agencies with different reviewers and timelines: a mechanical permit for hood, duct, fan, and make-up air; a fire suppression permit with fire marshal review, frequently a different office; possibly a structural permit for the roof curb; and a health department plan review on its own track.
The health inspector is not the person who approves your hood. Health plan review may well want your mechanical schematics in the packet, but the approval that matters belongs to the building department and the fire marshal. They don't coordinate for you, and each can hold your certificate of occupancy independently. The action item: ask your building department and fire marshal for their submittal checklist before anything is designed — and ask which code edition they're enforcing. Then ask each who signs off last. That answer is your real critical path.
What It Costs After You Open
Ventilation is a recurring operating line, not a one-time buildout item.
Hood and duct cleaning by a certified contractor, at an interval set by cooking volume and fuel. Where NFPA 96 is adopted, Table 11.4 is the baseline: monthly for solid fuel, quarterly for high-volume operations like heavy charbroiling or 24-hour service, semiannually for moderate-volume sit-down restaurants, annually for low-volume or seasonal. Local fire codes and your insurer can require more — and your insurer will ask for the invoices after a fire.
Semiannual suppression service — fusible link replacement, manual pull test, verification of fan and gas shutoff, cylinder check, dated tag — plus filter replacement as baffles wear. Cheap, and skipping it puts grease in the duct where it gets expensive.
